Coated concrete driveway on a hillside San Clemente, CA home with palm trees

Hillside drives need special care

Many homes in San Clemente sit on slopes, and their driveways are steep. A slick coating on a steep drive is a safety problem, especially on misty mornings. We use textured coatings and anti-slip additives that give tires and shoes a firm grip, even when the surface is damp.

What a coating does

  • Blocks salt and moisture from soaking into the concrete
  • Reduces oil, rust and tire stains
  • Brings back color on faded or stained drives
  • Makes cleaning faster
  • Improves curb appeal

Coating options

  • Penetrating sealer: invisible protection that keeps the natural look.
  • Acrylic color coat: a solid or semi-transparent color that refreshes a tired drive.
  • Polyaspartic system: a tough, UV-stable coating with texture for heavy use.

We recommend the right option for your slope, sun exposure and how you use the drive.

Worker pressure washing a driveway before coating in San Clemente, CA

The process

  1. Pressure wash and degrease.
  2. Treat rust and oil stains.
  3. Repair cracks and spalls.
  4. Profile the surface if needed for bonding.
  5. Apply the coating with anti-slip texture.
  6. Block off the drive while it cures.

Hot tire marks

Some coatings soften in heat and show tire marks. We choose products that resist hot tire pickup and stay firm on sunny afternoons.

HOA approvals

Many neighborhoods have rules about driveway colors and finishes. We provide samples and product info to help you get approval before work begins.

Care

Rinse the drive every few months to remove salt and dirt. Clean oil spots quickly. Reseal or refresh the topcoat as recommended.

Questions

How long until I can drive on it?

Usually one to three days, depending on the product.

Will cracks show through?

Repaired cracks may still show a faint line, especially if the slab moves.

Can you coat pavers?

We usually seal pavers instead. See concrete sealing.

What the coast does to a bare drive

A driveway in San Clemente is exposed to almost everything the coast can throw at concrete. Fog and drizzle leave it damp in the morning, then the afternoon sun bakes it dry. Salt carried on the breeze settles into the surface and pulls moisture with it, and as that water evaporates the salt crystals expand inside the pores. Over years, that cycle loosens the top layer of cement paste, exposes the sand underneath and leaves the drive rough, blotchy and hard to clean. Irrigation adds rust rings and white mineral crust along the edges, and cars add oil drips near the garage door.

Sealing or coating the drive breaks that cycle. With the pores closed, salt and water stay on the surface where a hose can wash them away. Stains have less chance to soak in, and the concrete keeps its strength longer. On a steep slope, the texture we add also gives you more confidence walking down to the mailbox on a misty morning.

Planning around a steep lot

Hillside drives bring practical challenges. Water runs downhill during cleaning and curing, so we plan the work from the top down and manage runoff so it does not end up in the street. Parking can be tight on narrow, sloped streets, so we help you work out where cars will go during cure time. On wide drives, we can coat one side at a time so you always have a place to park. We also ask you to pause sprinkler zones that hit the drive and let you know when it is safe to turn them back on.

Front walks and entry steps

Many homeowners have us treat the front walk and entry steps at the same time as the drive. A matched finish ties the front of the house together, and doing it in one visit costs less than coming back later. Steps get extra anti-slip texture because they are where most slips happen. For covered entries, we can use a decorative flake finish that adds a bit of style without looking busy.
